Broken Torsion Spring on a 16-Foot Clopay Door, Pasadena Northwest
The garage door was pinned halfway up with a Ford F-150 trapped inside. The left torsion spring had snapped clean through, and the door weighed all of its 200 pounds against the opener rail. We replaced both springs as a matched pair, swapped the worn center bearing, and reset the cable tension. When Otto left, the door lifted with two fingers and the truck was back on the road by 7 a.m.
Rusted Bottom Panels on a Wayne Dalton Door, Red Bluff Terrace
Years of lawn sprinkler overspray had eaten through the bottom panels. Water was getting in, and the door was losing its structural stiffness every time it opened. We cut the rusted sections out and hung new Wayne Dalton panels matched to the existing color, then ran fresh weather seal along the threshold. You wouldn’t pick the repair from the original door unless you knew where to look.
Opener Replacement: 1990s Craftsman Chain Drive to LiftMaster Belt Drive, Deer Park
The old Craftsman had a stripped nylon gear and the chain had stretched so badly it slapped the rail on every cycle. The homeowner had a newborn and the noise woke her every time her husband left for his 5 a.m. shift. We pulled the old unit, installed a LiftMaster belt drive, and added a wireless keypad. Now the only sound in the nursery is the baby.
Off-Track Door with Bent Rollers, South Houston
The bottom roller axle had rusted through and the door dropped off the track while closing, bowing the panel and leaving the cables hanging slack. A door off its track is dangerous, not just stuck. We pulled the panel back to true, replaced all rollers with nylon-bearing units, and reset the cable drums. The door has cycled without a hitch since.
Faded and Warped Single-Car Door Replaced with a 10×7 Amarr, Pasadena East
This single-car door had gone soft at the frame, and the panels had started to separate at the seams. The garage sits on the west side of the house, so it took the full afternoon sun and the wood had warped past repair. We tore out the old door and frame, hung a new Amarr steel door with a 2-inch insulated core, and set new weather stripping on all three sides. Quieter, flatter, and the garage stays about 12 degrees cooler in August.
Emergency Spring Failure: Genie Door, La Porte
This one came in at nine at night. The homeowner had a flight at 6 a.m. and her car was behind a door that would not move. We answered the phone, Otto quoted the job then and there, and the truck pulled up 40 minutes later. New springs installed, door balanced, and the price at the door matched the price on the phone. She made her flight.
